PRE-DESIGN
Research, Analysis and Planning.
Pre-construction is an analytical stage, where we practice due diligence. We ensure that the client’s vision becomes a reality. This is the phase where we partner with our commercial clients to search for and select a suitable site based on customer traffic and sales forecasting. We help in getting an IMST report, along with platting, selection of building types, forecasting, and jobber selection (if applicable).

Sincere Builder’s involvement in the pre-design phase is important because developing the design enables us to maximize value engineering. But we are also highly flexible in working with clients who have existing plans.

Design Vision

As our team starts out with the design of your project, it is crucial to set a vision of what you want from the project, be it an abstract goal or a material goal. This helps guide the design process forward in the future.

Schematic Design

Our team prepares a series of rough sketches which show the general arrangement of rooms and their placement on the site. This first phase is incredibly important but it is a fact-finding and data collection process.

Design Detailing

In design development, the schematic plans and elevations are reviewed, revised and expanded to incorporate all the details and specs required for construction. Project components are looked at to the smallest detail.

Value Engineering

This multi-step process is an integral part of the design stage and is aimed at increasing value. We concentrate on maximizing the project’s function while minimizing cost to generate the greatest value for our clients.

Construction Drawings

After the design is finalized, our team produces the Construction Drawings and because we are your builders and designers, we save a lot of time and money by knowing exactly what we need from these.

Permitting

Our Permit team will contact City Plan Reviewers before submitting to answer any questions. We respond to city permitting RFI’s once submitted and get the permit needed to move to the construction phase.

Buildings are more valuable than packages, but we still can’t track their progress. We think that should change. In an attempt to make our operations even more transparent we are developing a system with which our customers can track the progress of their buildings visually.
GENERAL CONTRACTING
Demo-ing, Clearing, Leveling, Building.
The construction phase involves a hefty amount of work. Before the initiation of this step, a dedicated project manager is assigned to each client, as a point of contact, to address any concerns, requests and provide regular updates on ongoing project(s). We also set up a camera system for the client to easily access project updates.

Constant Communication

We make sure you get constant updates about your project. Our habit of constantly communicating with the subcontractors and the clients enables a streamlined construction process that ensures that the project is exactly as per client expectations.

One point of contact

At the beginning of the project we assign our client a project manager. This allows clients to be able to track the progress of the project and get updates as and when required.

Weekly Reports

Weekly reports allow clients to track progress by detailing the actions taken during the week and how near they are to project completion.

Ground Up

SDB has tackled numerous Ground Up projects with a variety of complexities and challenges that came with each one of them. We have enough experience, knowledge and gusto to tackle your construction site.

Interior Buildout

Interior Buildouts are less challenging than Ground Up construction, however they come with their own set of challenges and complexities. Rest assured if you choose to Build with Sincere, we have your back.

Remodeling

Our Commercial Remodeling Services include remodeling businesses that stay open, retro-fittings, build out, tenant separations, interior and exterior remodels and updating the Furniture, Fixtures and Equipment as well.

Special Construction

In addition to the Primary Structure, SDB can also help you build the secondary structures and accessories needed for the building. SDB has built / installed numerous underground storage tanks, signs, detention ponds , septic fields etc.

We specialize in residential, commercial, civil, and industrial demolition services. Our services include the removal of Large Commercial Buildings, Highways, Bridges, Schools, Apartment Complexes and selective structural demolitions.

Accessory Installations

As part of our turn-key solutions, we ensure that Signs, Underground Storage Tanks, Septic Fields, Detention Ponds, Retaining Walls etc. are properly installed/built and working before you move in.

Environmental Consulting

Hazardous waste contamination discovered on property can become very costly. Performing an Environmental Site Assessment (ESA) prior to acquiring the property can minimize that risk and cost. We can help you with Phase I & II ESA.

SWPPP

Although a Stormwater Pollution Prevention Plan or SWPPP is an EPA requirement and part of the owner's responsibility. However we make sure you're in compliance and help you come up with a SWPPP as part of the Design Build process.

FF&E

Few things make as much difference as Furniture, Fixtures & Equipment (FF&E) on the livability of a space. SDB can help you source and install your FF&E. After years of experience we know a thing or two about what works and what doesn't.
